Staging Checklist...

General

q Clean, clean, clean - a house can never be too clean for showing to prospective buyers.
q Remove the excess clutter from your home and you'll see an amazing difference in size and appearance.  Take the challenge to remove one piece of furniture from every room.
q Add plants and flowers to bring rooms to life
q Floors, walls and ceilings should be clean and spotless.
q Use neutral colors to create an open, spacious feeling
q Open drapes and shades and turn on all lights.
q Electronic equipment should have its wires neatly hidden.
q Pets should be invisible.

The Living Room

q Simple sitting arrangements and clean, clutter-free rooms show well and allow the prospective owner to visualize their furniture.
q Artwork should not be hanging too high and should be grouped.
q Puff up pillows.

The Dining Room

q Chandelier should sparkle ... clean, dust polish.
q Clear table of everything except flowers, plants and tother decorative accessories.
q Eliminate any extra furniture.

The Kitchen

q Counter should be cleared and cleaned - no small appliances visible
q Sink needs to be scoured and polished - no sponges, etc.
q Refrigerator should be clean inside and out.  Use baking soda inside to hide any odors.
q Remove all magnets, artwork and notepads from refrigerator.

The Powder Room

q Hang fresh new towels.
q Toilets need to be clean and spotless.
q Personal items should be put away.

The Bedroom

q Beds should be neatly made and inviting with clean linens.
q Closets should not be stuffed; tidy, box up and remove clutter.
q Dressers and desk areas need to be cleared and clean.
q Children and teen rooms - remove or reduce artwork, stickers, posters, toys.

The Basement

q Box and neatly stack stored items.
q Mechanical equipment should be accessible and in good repair.
q Mouse and insect traps must never be visible.

Laundry Room

q Remove all extra items beyond cleaning products for laundry.

Exterior

q Yard should be mowed and trimmed; outdoor furniture cleaned.
q Entry should be very inviting, clean and swept.  Add color (if appropriate) with seasonal potted plants.

Garage

q Clean out and creat neat storage shelves if needed
q Car in garage (if possible) to show there is room for one or two.
